Tired of not making but 1 or 2 percent on your money? Having to take on high risk to make more than that? The Grand View is offering a safe secure investment. We are seeking a new first mortgage on the Grand View Hotel, in Berryville Arkansas. Terms are negotiable for term, interest, payback time, and I am open to multiple investors taking on the mortgage.
An extensive amount of the restoration has been completed, but because of the long hours I put into the restaurant I am unable to continue work on the restoration. In order to continue the restoration I must raise capital. The hotel and restaurant are currently on the market for $450,000.00. It was appraised at $529,000.00 in 2005. What I need to put the project on track is a loan for $125,000.00. This will pay off all mortgages, and taxes that are due and give me the money to bring the restaurant up to a profitable operation and make it self-sustaining.
It would break down as follows.
$60,000.00 to clear existing leans against the hotel.
$10,000.00 to repair all the flat roofs on the building.
$20,000.00 to complete the kitchen. (This is assuming purchasing new equipment, this cost could be reduced considerably through the purchase of used equipment.)
$10,000.00 to complete renovation on private dinning room in the rear of the hotel. (I get constant requests for a private dinning room and this would add an entirely new revenue stream to the business.)
$25,000.00 to support shutdown for work to be completed, advertising, and contingency.
This is project of great importance to the community and I have shown that I competent to complete this work by the work I have already done. In addition I have started a petition on Change.org to ask Governor Beebe to lend his support to this project. There are several comments by signers of the petition to give you an idea of how important this project is to the community here in Carroll County.
The building is worth far more than the $125,000.00 I need, my dedication and ability to complete this project is unquestionable. I will also be investing the funds into the collateral being held for the loan, making this a very safe, secure, investment. It is a project of vital economic and historic significance.
